We act as an unbiased facilitator, ensuring that no money or property changes hands until everyone is ready—and every condition has been satisfied.


🔍 How Escrow Works

  1. Agreement Is Reached
    The buyer and seller sign a purchase agreement outlining the terms of the sale.

  2. Escrow Is Opened
    OC Coast Escrow opens the file, collects the buyer’s deposit, and begins coordinating all aspects of the transaction.

  3. Due Diligence & Document Collection
    Inspections, disclosures, title searches, and loan processing occur while escrow holds funds securely.

  4. Conditions Are Met
    Once all contingencies are satisfied and both parties have submitted required documents, we prepare for closing.

  5. Closing Day
    Escrow distributes funds, records the deed with the county, and the buyer becomes the official owner of the property.
